CHECK OUT THE FOLLOWING TIPS AND IDEAS AS YOU PREPARE TO SELL
- Do your "homework" before you list the house. Clean it up and pack it up. Once you decide to put your house up for sale, it is no longer just your "home." It is now a commodity and you're in charge of selling it. You're going to have to pack everything away when you move out, so it's best to start now. If you can afford a storage unit, use one. If not, start by cleaning up the garage and then store things neatly on one side. Remove all items that personalize the house - photos, awards, trophies, grandma's china dolls, the kids' crafts and pictures, etc. Also, I like to ask my clients to remove a minimum of one piece of furniture from each room. We want it to appear as large and uncluttered as possible.
- Hire a home inspector and repair or replace everything that needs attention. You want the home to shine. Getting to a contract can be the easy part. Going through a buyer's inspection can be tough. Doing an inspection before we list will help eliminate objections the buyer might raise and make the process smoother.
- Paint!! It doesn't have to be all white, but the Tennessee Orange and Baby Doll Pink need to go! I have a great painter I work with who is wonderful with color suggestions.
- "Stage" the main rooms. As a FREE GIFT to my clients, I bring in a professional stager and pay for three hours of her time to make your home as inviting as possible. She's also great with colors if you want to do some painting on your own.

DOs and DON’Ts

DO clean out the garage.

DO wash your windows and think about removing the screens to let in more light.

DO open the windows on nice days to air out the home, but not if it will make the inside temperature too hot or cold.

DO put higher wattage bulbs in lights to make rooms brighter.

DO update old cabinet hardware, overhead lighting and fans.

DO patch holes in the driveway and apply sealant.

DO polish your front doorknob or replace with a new one.

DO paint the front door and place potted flowers near the entry.

DO tell everyone you know that you're getting ready to sell you house and encourage them to tell their friends. Word of mouth can be a great way to get a buyer.

- DON’T keep cleaning materials, drain cleaner, bug sprays or plungers where potential buyers can easily see them. You don’t want to plant the thought that you have problems and NEED these products.
- DON’T overdo the room deodorant / air sanitizer / candles. Buyers will wonder what you’re trying to hide if there is too much “perfume."
- DON’T forget about basements and attics. These need to look good, too.
- DON’T spend money on expensive upgrades. Not all buyers will have your same tastes and you may be wasting funds.
- DON'T make things difficult on yourself. Things don't have to be "perfect." We can develop a plan and get the house to the point where it's easy to get ready for showings.
